
Northumberland County saw a modest rise in average home prices last month even as the number of homes sold declined, according to new figures from the Central Lakes Association of Realtors (CLAR).
In its April 2025 housing report, CLAR says the average sales price in Northumberland climbed to $726,817 – up from $714,424 in April 2024. However, total sales dropped from 142 to 124. Christine Riley, President of CLAR, says the overall trend across the region reflects a typical spring market.
“Sales are trending upward across all areas of our region,” Riley said. “We are also seeing an increase in the number of active listings, which is providing buyers with more options. This greater supply is contributing to lower average prices across our markets compared to last year.”
In Northumberland, active listings increased by 17 per cent – from 511 in April 2024 to 600 in April 2025. That boost in inventory may help balance prices in the coming months, particularly if buyer demand continues to grow through spring.
Elsewhere in the CLAR region, Durham and Peterborough saw declining sales and average prices, while Prince Edward County experienced a 26 per cent increase in average price, now at nearly $888,000.
CLAR Chief Executive Officer Wendy Giroux also used the April report to acknowledge Canada’s recent federal election.
“We extend our congratulations to Prime Minister Carney and to all Members of Parliament elected within our region,” she said. “We look forward to working collaboratively with all levels of government. Ensuring housing attainability across the Central Lakes Region remains a key priority.”
