
The Central Lakes Association of REALTORS® (CLAR) is reporting steady market activity and a rise in listings across the region in May, giving homebuyers more options as the summer season begins.
“We’re seeing both sales and active listings trend upward across our region compared to last month, suggesting cautious optimism among buyers and sellers,” said CLAR president Christine Riley. “The Bank of Canada’s decision to hold its lending rate at 2.75% gives some welcome stability, though uncertainty around trade continues to affect consumer confidence.”
In Northumberland County, 158 homes were sold in May-up from 146 last year-while the average sale price dipped to $690,187. Active listings rose 19 percent year-over-year.
Hastings County saw a 23 percent increase in sales, though prices fell to $544,235 from $572,707 in May 2024. Kawartha Lakes reported 104 sales, down slightly from last year, with prices averaging $758,025.
Peterborough’s average price rose to $778,527 despite stable sales volume. Durham Region had 850 sales, a small drop from last year, but active listings surged by 48 percent.
Prince Edward County remained steady with 31 sales, though average prices dropped to $727,981.
CLAR CEO Wendy Giroux says improving affordability remains essential. “Now we need meaningful action-cutting red tape, supporting municipalities, and accelerating development. Every home sold supports our economy.”
Giroux added that stable inflation and interest rates are encouraging, but first-time buyers still face major challenges.
