
The average price of a home in Northumberland County has dropped slightly to about $671,530, according to the latest stats from the Central Lakes Association of Realtors (CLAR.)
The data shows that Northumberland recorded about 129 sales last month – up from 116 last September 2024.
Meanwhile, the average selling price of a home has decreased from about $680,707 one year ago – and is also down from $679,100 during August’s compilation of stats.
Northumberland properties also spent an average of 52 days on the market versus 49 days this time last year.
According to the association, September’s overall housing market statistics show an increase in sales activity and growing supply of new and active listings across CLAR’s coverage area, which also includes Durham, Peterborough, Kawartha, and Hastings and Prince Edward counties.
“September’s numbers show that buyers are entering a market with greater choice than they have seen in recent months,” said CLAR President Christine Riley. “Sales are higher than last year, with growth being supported by the increase in listings across our regions.
“With more properties available and borrowing costs lower following the September interest rate cut, buyers have a better chance of finding a home that meets their needs and fits their budget,” continued Riley.
In the nearby Hastings region, sales were also up from 150 a year ago to 168. The average selling price hovered around $559,100, marking a decrease from September 2024 but a hike in August figures where the average selling price was about $538,862.
The latest data also showed a significant jump in active listings to 924 versus 750 this time last year. Properties spent an average of 49 days on the market.
In Durham, sales are also on the rise slightly, according to the association. Active listings got up to 2,810 compared to 2,391 last September. The average selling price was $877,963 in September.
In the Kawartha Lakes area, the association reported 122 homes sold compared to 103 this time last year. However, the average home price climbed to $734,733, representing a 4.5 per cent hike one year ago. This is also above the average selling price of $679,291 in August.
In neighbouring Peterborough, there were 176 sales in September, up from 139 in comparison to September 2024. The average selling price came in at about $704,623, representing a rough 2.5 per cent hike when comparing with last year’s figures, but a decrease under August numbers.
And in Prince Edward County, there were 49 recorded sales, translating to nearly double the amount reported in September 2024. This also translated to a hike from 32 sales in August.
The average selling price was up when comparing the previous month’s figures but down year-over-year to about $791,725. Homes were staying on the market on average about 70 days.
In the Northumberland-specific market report, it details that detached homes continued to make up the bulk of sales in September and for the year across the county.
