Housing market activity in Northumberland County slowed in January 2026 as home sales declined from the busy holiday period, though prices remained stable and inventory continued to support buyer choice.
According to the latest local statistics, 48 homes were sold in Northumberland County in January, a drop from 70 sales in December and fewer than last January’s total.
Despite fewer transactions, the average selling price for all property types was around $757,736, with a median price of $683,750 for the month. Detached homes dominated activity, accounting for most sales and posting average prices near $780,000.
New listings continued to enter the market, with just over 200 properties listed and nearly 450 active listings available by month-end, giving buyers a wider range of choices in the winter season. The average selling-to-listing price ratio near 96 per cent indicates that homes continue to sell close to list price, even as seasonal demand eases.
Homes spent an average of about 40 days on the market, highlighting the slower pace typical of early-year conditions. Smaller housing categories like semi-detached and condo units saw only a handful of sales.
Real estate professionals say the January figures reflect a seasonally quieter market rather than a fundamental shift in local housing values. The broader trend so far this year suggests a stable market with opportunities for both buyers and sellers to navigate the slower winter months.
