The latest housing market report from the Central Lakes Association of Realtors (CLAR) shows a drop in Northumberland County’s average home price while sales remained steady.
In January 2025, the average home price in Northumberland fell to $639,707, down from $709,097 in January 2024. Sales in the region saw a slight decline, dropping from 82 to 79. However, the number of active listings increased by 27 per cent year over year.
“The number of sales is up in almost all our regions compared to last year, indicating a strong start to 2025,” said CLAR President Vicki Sweeney. “With the recent tariff announcements, we will be engaging with all levels of government to address the potential spin-off impact on the housing market.”
Other regional markets saw varied trends. Kawartha Lakes recorded a 7.5 per cent increase in home prices, while Peterborough saw a 5.3 per cent decline. Sales in Prince Edward County rose slightly, despite a dip in prices.
Looking ahead to the upcoming provincial election, CLAR is focused on housing policy. CEO Wendy Giroux says the association will be actively participating in candidate events and advocating for the adoption of the Ontario Real Estate Association’s A Home for Everyone 2025 platform.
“The platform promotes affordability, homeownership, and growth,” said Giroux. “We’ll be pushing for policies that reduce homeownership costs and increase supply.”
