Northumberland County and Quinte West saw stronger housing activity in October, with 137 homes sold in Northumberland, up from 129 in September and 117 a year ago. The average selling price rose to $712,876, a 6% increase month-over-month and a 3% gain compared to October 2024.
New listings also climbed, reaching 295 in Northumberland, up from 253 last year. Homes spent an average of 43 days on the market, slightly higher than last year’s 38 days. The increase in inventory is giving buyers more options, while moderate price growth continues to attract sellers.
Christine Riley, President of the Central Lakes Association of REALTORS® (CLAR), says October’s results reflect buyers and sellers adapting to current economic conditions. “We’re seeing a more balanced market, where increased choice and steady pricing are helping buyers make informed decisions,” Riley said.
For first-time buyers, the market could become even more accessible. CLAR CEO Wendy Giroux highlights that proposed government measures, such as the 8% provincial HST rebate for first-time home buyers, may provide meaningful financial relief.
“These incentives, combined with the current market trends, can help new homeowners enter the market while strengthening Northumberland County and Quinte West communities,” Giroux added.
Overall, the October data shows a stable but evolving market. For residents of Northumberland County and Quinte West, rising listings, moderate price growth, and potential government incentives are creating opportunities to buy or sell homes while supporting local housing stability.
